Off the grid Wawa camp with 36 acres land
Owner had major accident, forced to sell.
Beautiful remote camp, but only 6 kms. to Wawa. 36 acres on the Magpie River. Built up high on land, no city services but they are possible. Roof was designed to collect water and filtration system installed. 2 1/2 stories high with 3 decks facing Lake Superior and Magpie Marina. Silver Fall is just below the house which you can hear daily and see peeks of the upper cascades from the camp. Compost toilet, propane fridge and stove, propane heater in 2nd floor bathroom. All wired for lights and sockets with an outdoor direct plug for generator. We built it and almost finished with the exception of leaching bed for grey water.
The first floor has porcelain tile with the bathroom inside the silver metal silo. It has a compost toilet in there. Also the water filtration system in that bathroom first floor silo with a laundry tub, hot water tank and water holding tank. A pump needs to be installed to move the water faster to the second floor. This floor has no furniture as it was designed for my husband’s art studio. The walls are covered with his art that looks like birch bark. It has two sets of doors to go out to the deck on this floor. It also has a certified airtight wood stove. This wood stove is designed to heat hot water and the pipes run through the inside the stove to create hot water. The copper pipes running out the back of the wood stove should have a pressure valve on them so they have to be removed until the pressure valves are installed.
The second floor is our main living area. It is also one big room with no separations. The silver metal silo is the second floor bathroom. It has a bathroom sink with cabinet, propane wall heater, shower pad on floor and all plumbing is hooked up ready for water. The furniture that is there is minimal but will be left. This floor also has a propane/electric fridge, propane stove (both brand new). Stainless steel countertop with below sink cupboard area, all plumbed for water. There is an island that is porcelain tile topped and has shelves for dishes and glasses below it. We planned to install another airtight wood stove for this floor and another compost toilet for this second floor bathroom. This floor also has two doors going out to a deck.
The third floor on the building plans is shown as an attic. We never finished the walls and flooring but it has a spectacular deck with the highest view from our camp. This floor also has a trap door into the rest of the third floor that can be used as a storage area in the trusses.

French River Area 3,5 h North from Toronto right on Trout Lake
After 13 years we are ready to pass our resort on to the next outdoor lovers who will enjoy living in the midst of nature, right on a beautiful lake (110 acres with 2000 feet of shoreline). For those who are happy to leave behind the city life and are not afraid of hard work, we offer these four seasons:
Spring ~ Time to prepare the resort for the tourist season.Plenty of work to do everywhere. A lot of cleaning, painting, minor renovations and repairs. Plenty of grass to mow and in the midst of all that, plenty of wood to be cut for the next winter and for the tourists (we have oil heating, however we still use a fireplace for ambiance and to save on oil costs).
Summer ~ The campers have arrived and need to be looked after. They require a good deal of patience and good customer service skills. Yes they can be demanding but if their expectations are met they will leave enough money for us to get through to the next season. An annual picnic organized by the local Trout Lake residents association at our resort, is the peak of the season. The season winds down from there.
Fall ~ There is nothing more beautiful in our region then fall. Indescribable colours, a lot less work and the free time to head out to the movies (Sudbury is 50 minutes away) or go mushroom picking in the forest. Fishing is only a hundred feet from our front steps... just walk out and start casting. There are also two golf courses within a ten minute car ride. Thanksgiving weekend finishes off the season with a big dinner for guests, family and friends.
Winter ~ The first ten years we spent the winter here. Pristine white snow, snowmobiling, ice fishing and time for relaxation with a good book. For the last three years we have shut the lodge down and headed south to Florida. With age, we have developed a desire for sunshine, warmth and time to spend with our grandson.
So, sell your home and buy Happy Landing Lodge without a mortgage. This business will sustain you without a problem. Don't count on big money, count on a 180 degree lifestyle change. Count on adventure and a lot of work during the short season, especially if you decide (the way we have) to run the restaurant ourselves. The restaurant is not a huge source of income, however the tax write-offs associated are very worthwhile. For example, 75% of the costs associated with our vehicle can be written off. The same goes for land line, cell, hydro and internet at 95%, property tax and insurance 85% and others.
My advice is to buy either a small or a large business of this type.
If you buy a medium sized Lodge, you will need to hire 4-5 people to
run such an enterprise and the wages will cost you most of your
profit. Our resort is run by two persons full time (ourselves) as well
as two part time employees in the tourist season. So, give it some

Sunny Vista is a one bedroom cottage with 2 additional beds in the living space and can sleep 3-4 persons. Sunny faces the lake with a small front porch big enough for 2 chairs. This cozy cottage is all done in tongue and groove pine with a galley kitchen and 3 pc washroom.
